Nonprofit Opens Doors by Building Affordable Homes for SA's Working Families

Rebecca Thompson was about to sign a lease for an apartment with a friend in early 2020 when businesses started shutting down because of the COVID-19 pandemic. So instead, the 34-year-old decided to stay with her parents to save money. But with home prices skyrocketing in Dallas, she thought she’d never be able to buy her own home. This photo provided by Rebecca Thompson shows Rebecca Thompson, in her office at her parent’s house, plans to buy a home with help from her employer, Dallas Area Habitat for Humanity. After years of increasing home prices and now higher interest rates and inflation, it was clear that homeownership was a challenge for many of the group’s staff. He hoped a program to help put homeownership in reach would make more employees want to stay and encourage new ones to join the organization. Families partner with us and contribute a minimum of 300 hours of sweat equity, hours of Home Owner Readiness classes and pay a minimal down payment on their mortgage. Mortgage payments are around $600 a month and include taxes and insurance.

“Over 2,600 families in Seguin are living in substandard or overcrowded conditions or are cost burdened. Over 30 percent of renters in Seguin are severely cost burdened meaning that they pay more than half of their income each month on housing expenses. The medium list price for a home in Guadalupe County is $320,000 which requires a minimum income of just over $92,000 annually. There are a lot of families in our community that do not make that type of income. A $130,000 home is affordable for a family of four earning up to $59,300 annually.

To receive the down-payment assistance, Thompson is taking part in a program for first-time home buyers, just like the one Habitat offers to its clients. Counselors break down her finances to help her see what she can afford and how she can save. They explain down payments, closing costs, mortgage insurance, what to look for in a home inspection, and other costs and complexities of home buying and ownership. Habitat for Humanity of San Antonio works with low-income families who would not otherwise be able to afford a home. We partner with hardworking families in need and help them build affordable homes for themselves and their families at no interest and no profit.

Cross Timber Homes is a 2-year-old offshoot of Habitat for Humanity of San Antonio, which funded startup costs for the nonprofit in 2017 along with the community development nonprofit LISC and the City of San Antonio. Cross Timber also shares warehouse space with Habitat, which helps with managing the fluctuating cost of construction materials. Crawford says that while employee turnover has not been unusually high, hiring new employees has been a challenge given very low unemployment rates.

Habitat is a nonprofit housing organization working with local families in need of affordable homes. Our homebuyers complete a minimum of 200 hours of sweat equity by working in our Re-store, building on the homes of their neighbors and building on their own homes and through an extensive home readiness curriculum. Habitat homes are required to be owner occupied and maintained. Both of these requirements are enforced by Habitat through deed restrictions,” said Zwicke-Dalman. Habitat’s plans to build this new subdivision in Seguin is a direct benefit of the partnership between the Seguin and San Antonio chapters.

Helping Families Build for Better

Previously, we would need to purchase individual lots requiring donations and so this is really going to make it a long-term change so that we can impact families in this area,” said Arnold. Madeline Zwicke-Dalman, the executive director of the Guadalupe Valley Habitat for Humanity in Seguin, says they are excited about this new partnership. That report cited another study that found that for the 12-month period ending in the third quarter of 2017, over half of new home starts were priced over $250,000 and only 17 percent were priced under $200,000.

This equates to two people working full-time for roughly $14.25 an hour. Our most recent partners are employed at GRMC, CMC Steel and Vitesco to name a few,” said Zwicke-Dalman. We work with families whose total income is between 20% – 70% of the area median income.

The last home built this year was signed for on Friday by a single mother who will be living there with her 18-year-old son. She said she’s been moving from apartment to apartment for the past few years. “Now we’re going to have a front yard, a backyard, you know, as far as holidays, we do have a big family. So it’s great to finally think that we’re going to be here,” Cantu said. She said applications to build an affordable home were 37% higher than the year before.

The nonprofit Cross Timber, on the other hand, has constructed eight homes in 2018 and is on track to complete 10 more this year. Most new housing in San Antonio is priced above what low- and moderate-income households can afford, according to an analysis of housing vulnerability in San Antonio released in January 2018. But many working families make too much money to qualify for a Habitat home yet still struggle to afford a home as San Antonio’s median home prices rise. Wiese said all the organization achieved was possible because of the effort of the community, city, and county. “Supply chain issues have been absolutely crazy trucking disruptions have made prices soar. Now they cost us $5 apiece, and they’re still climbing,” said Stephanie Wiese, vice president of Habitat for Humanity San Antonio.
